House Rules

A few thoughtful guidelines help protect each vacation home, respect our coastal communities, and ensure every guest enjoys a safe and comfortable stay.

Care for the home. Respect the community.

Every Surfside Life Stays property is individually owned and may include additional rules based on its amenities, location, or community requirements. Guests are responsible for reviewing and following these general House Rules, along with all property-specific instructions provided with the reservation.

No Parties Events and disruptive gatherings are not permitted.
No Indoor Smoking Smoking and vaping are prohibited inside all homes.
Registered Guests Only Occupancy may not exceed the property's stated limit.
Respect Quiet Hours Keep noise at a considerate level throughout your stay.

Responsible Guest

The individual named on the reservation is the responsible guest and must occupy the property throughout the stay.

The responsible guest must meet the minimum age requirement shown in the property listing and is responsible for the conduct of all occupants, visitors, children, and approved pets.

Reservations may not be transferred, sublet, or used by another group without prior written approval from Surfside Life Stays.

Occupancy & Visitors

The total number of overnight guests may not exceed the maximum occupancy shown in the property listing.

All overnight guests must be included in the reservation. Unregistered overnight occupants are not permitted.

Day visitors must not cause the home to exceed its safe occupancy, parking capacity, or community limits.

Parties, receptions, events, commercial activities, and large gatherings are prohibited unless specifically approved in writing.

Noise & Quiet Hours

Evening Quiet Hours Begin 10:00 PM
Morning Quiet Hours End 8:00 AM

Guests must remain respectful of neighbors and surrounding properties at all times.

During quiet hours, outdoor conversations, televisions, music, vehicles, golf carts, and other noise must be kept at a level that cannot be heard beyond the property.

Excessive noise, amplified music, disruptive conduct, and repeated complaints may result in intervention by community security or local authorities.

Community rules may be more restrictive. Guests must comply with the quiet hours and noise requirements established by the property's neighborhood or resort.

Smoking & Vaping

Smoking and vaping are prohibited inside all Surfside Life Stays properties, including bedrooms, bathrooms, garages, screened porches, and enclosed spaces.

When outdoor smoking is permitted, guests must remain away from open doors, windows, outdoor furniture, and combustible materials.

Cigarette butts, vaping products, and related waste must be disposed of safely and may not be left on the property.

Evidence of indoor smoking or vaping may result in additional cleaning, deodorizing, repair, or loss-of-use charges.

Pets & Animals

Pets are permitted only at properties specifically designated as pet-friendly and only when they have been included in the confirmed reservation.

Guests traveling with an approved pet must comply with the separate Surfside Life Stays Pet Policy .

Unauthorized pets may result in additional cleaning or damage charges and may constitute a material violation of the reservation.

Guests should not feed, approach, handle, or attempt to relocate wildlife found near the property.

Parking & Vehicles

Vehicles must be parked only in designated areas and may not block neighboring properties, sidewalks, fire lanes, roadways, or community access points.

The number of vehicles may not exceed the property's parking capacity or applicable community limits.

Parking passes, vehicle registration, community fees, and entry requirements must be completed as directed.

Boats, trailers, recreational vehicles, motorcycles, oversized vehicles, and golf carts may be restricted. Written approval should be obtained before arrival when these items are not expressly permitted in the property listing.

Care of the Property

Guests are expected to treat the home, furnishings, appliances, linens, and outdoor areas with care.

  • Do not move indoor furniture outside or rearrange heavy furniture.
  • Do not hang decorations with nails, screws, tape, or adhesives that may damage walls or finishes.
  • Do not remove household items, linens, furnishings, electronics, or supplies from the property.
  • Keep food and beverages away from beds and upholstered furniture whenever possible.
  • Secure doors and windows whenever the property is unattended.

Damage, missing items, stains, excessive cleaning, or misuse of the home may result in additional charges.

Maintenance & Reporting Problems

Guests must promptly report leaks, water intrusion, plumbing problems, electrical concerns, broken items, appliance failures, pest activity, or unsafe conditions.

Delaying a report may allow damage to worsen and may make the guest responsible for avoidable damage.

Guests must not attempt significant repairs or hire outside contractors without authorization from Surfside Life Stays.

Reasonable access must be provided when inspection, maintenance, repair, or emergency service is required.

Heating & Air Conditioning

Doors and windows should remain closed while the heating or air conditioning system is operating.

Guests should not set thermostats to extreme temperatures or alter equipment settings, breakers, controls, or programmed schedules beyond normal use.

Please report temperature concerns promptly rather than repeatedly adjusting the thermostat or attempting repairs.

Internet & Entertainment

Internet, televisions, streaming devices, and entertainment systems are provided for ordinary guest use.

Guests may not download illegal content, access unlawful material, interfere with network equipment, alter account settings, or purchase programming without authorization.

Guests should sign out of personal streaming accounts before departure.

Pools, Hot Tubs & Other Amenities

Amenities must be used responsibly and only for their intended purpose. Property-specific instructions and community rules must be followed at all times.

  • Children must be actively supervised by a responsible adult.
  • Glass containers are prohibited near pools, hot tubs, and other water amenities.
  • Diving, running, horseplay, and unsafe conduct are prohibited.
  • Guests should not alter pool, spa, mechanical, chemical, or temperature controls.
  • Covers, gates, and safety equipment must be properly secured after use.
  • Guests with medical conditions should consult a healthcare professional before using hot tubs or other heat-based amenities.

Community pools, playgrounds, fitness facilities, and resort amenities may have separate operating hours, access procedures, and rules.

Grills, Fire Pits & Open Flames

Grills and fire features may be used only when specifically provided and permitted at the property.

Guests must follow all posted instructions and applicable fire, community, and weather restrictions.

Grills and fire features must never be left unattended and should remain a safe distance from structures, furniture, vehicles, vegetation, and combustible materials.

Candles, fireworks, firecrackers, sky lanterns, and unauthorized open flames are prohibited.

Golf Carts & Recreational Equipment

Golf carts, bicycles, kayaks, beach equipment, and other recreational items may be available at select properties.

Use is subject to property-specific instructions, community rules, age requirements, licensing requirements, and applicable law.

Golf carts may be operated only by legally qualified and authorized drivers. Reckless operation, overloading, driving under the influence, and use outside approved areas are prohibited.

Guests are responsible for loss, damage, citations, towing, or misuse associated with recreational equipment used during the reservation.

Children, Water & Wildlife Safety

Coastal properties may be located near pools, hot tubs, ponds, canals, creeks, lakes, marshes, beaches, docks, stairs, decks, balconies, and roadways.

Children must be closely supervised at all times. Gates, doors, locks, railings, and other safety features are not substitutes for direct adult supervision.

Natural bodies of water may contain alligators, snakes, insects, sharp objects, unstable ground, strong currents, and other hazards.

  • Do not swim or wade in ponds, canals, marshes, or other undesignated areas.
  • Do not approach, feed, touch, or provoke wildlife.
  • Keep children and pets away from pond banks and water edges.
  • Follow all beach-warning flags, lifeguard instructions, and local safety notices.

Never feed an alligator. Feeding alligators is dangerous and may cause them to lose their natural fear of people.

Security Devices

Some properties use exterior security cameras, doorbell cameras, noise-monitoring devices, smart locks, or other security systems.

Security devices are disclosed in the property listing when required and are used to protect guests, owners, and the property.

Guests may not cover, disable, disconnect, reposition, damage, or interfere with any security or safety device.

Surfside Life Stays properties do not use cameras inside private guest living spaces.

Trash & Recycling

Trash must be placed in the designated containers and handled according to the property-specific instructions.

Loose trash may not be left outdoors, on decks, under homes, near vehicles, or beside full containers.

Trash lids should remain closed to discourage wildlife, insects, and weather-related litter.

Guests should follow any scheduled cart-placement and retrieval instructions provided for the property.

Departure Responsibilities

Unless different instructions are provided for the property, guests should complete the following before departure:

  • Vacate the property by the scheduled 10:00 AM check-out time.
  • Remove all personal belongings.
  • Place trash in the designated containers.
  • Place used towels in the location identified in the departure instructions.
  • Load and start the dishwasher when applicable.
  • Return furniture and household items to their original locations.
  • Close and lock all doors and windows.
  • Return keys, parking passes, remotes, and community access items as instructed.
  • Report any damage or maintenance concern not previously disclosed.

Guests are not expected to perform professional cleaning, wash linens, or remake beds unless specifically stated in the property-specific departure instructions.

Rule Violations

Guests are responsible for all occupants and visitors and must promptly correct any violation when notified.

Serious or repeated violations may result in additional charges, removal of unauthorized occupants or pets, involvement of community security or local authorities, or termination of the reservation without refund where permitted by the Rental Agreement and applicable law.

Charges may apply for damage, missing property, excessive cleaning, smoking, unauthorized pets, late departure, tampering with security devices, community fines, towing, or other losses caused during the stay.

When in doubt, ask Guest Services. We would rather answer a question before an issue occurs than address avoidable damage or a community violation afterward.
