Every vacation home is unique. This page covers our most common guest questions, but the individual property listing, confirmed reservation, arrival instructions, and community rules should always be reviewed for property-specific information.

A reservation is confirmed only after the required payment has been processed and you receive an official reservation confirmation.
Some homes may use request-to-book rather than instant booking. In those cases, the reservation is not confirmed until the request has been approved.
The responsible guest must meet the minimum age requirement shown in the individual property listing.
The person named on the reservation must occupy the home throughout the stay and is responsible for all guests, visitors, and approved pets.
Reservations may not be transferred, resold, or sublet without prior written approval from Surfside Life Stays.
The responsible guest listed on the reservation must be part of the traveling group.
Taxes, cleaning charges, pet fees, booking fees, community charges, and other applicable amounts are generally shown separately during the reservation process.

Reservations generally cannot be transferred from one home to another.
A property change may be treated as a cancellation of the original reservation and the creation of a new reservation, subject to availability and the applicable cancellation terms.
Direct-booking payments are securely processed through the payment system connected to the Surfside Life Stays booking platform.
Reservations made through Airbnb, Booking.com, or another third-party platform may be processed through that platform's payment system.
Your payment schedule and due dates are shown during booking and in your confirmed reservation.
Depending on the booking date and platform, payment may be collected in full or through scheduled installments.
Cancellation terms are shown during booking and in the confirmed reservation.

When the applicable cancellation policy allows a refund after re-rental, the amount is calculated after the replacement reservation has been confirmed and fulfilled.
Rate differences, discounted pricing, unrecovered dates, and applicable costs may be deducted. Re-listing the home does not guarantee that it will be re-rented.
Travel protection is strongly encouraged.
It may help protect against qualifying losses involving illness, transportation interruptions, severe weather, family emergencies, or other circumstances that are not refundable under the rental cancellation policy.
A failed or overdue payment may place the reservation at risk of cancellation.
Guests should promptly update their payment method or contact Surfside Life Stays through the reservation messaging system when a payment issue occurs.
Standard check-in is generally at 4:00 PM, unless a different time is shown in the confirmed reservation.

Timely departure allows the housekeeping team to prepare the home for the next guests.

Late check-out may be available in limited circumstances but must be approved in writing before departure day.
Unauthorized late departure may result in additional charges if housekeeping or the next guest's arrival is delayed.
Most homes use convenient self-check-in through a smart lock. Homes without a smart lock may use a secure lockbox or another property-specific access method.
Access instructions are sent before arrival after required payments, documents, and guest information have been completed.
Arrival instructions are sent through the messaging system connected to your reservation before your scheduled stay.
These instructions may include the property address, parking information, community access requirements, door code, internet details, and important property reminders.
Provided linens and towels vary by property and will be described in the listing or pre-arrival information.

A starter supply of selected household items may be provided for arrival.
Quantities and products vary by home and are not intended to supply the entire stay. Guests should plan to purchase additional paper products, toiletries, laundry supplies, cleaning products, food, and personal necessities as needed.
No. The cleaning fee covers the standard turnover cleaning performed after departure.
Daily housekeeping is not included unless it has been specifically arranged and confirmed in writing.
No. Each home is individually owned and furnished.
Pools, hot tubs, golf carts, elevators, grills, beach equipment, fenced yards, community amenities, and other features vary by property. Review the individual listing carefully before booking.
Most properties provide internet service when it is listed as an amenity.
Speed and reliability may be affected by the service provider, equipment, weather, area demand, or temporary outages.
Heavy furniture should not be moved, and indoor furniture may not be taken outside.
Any lightweight items moved during the stay should be returned to their original locations before departure.
Parking capacity varies by property and community.
Review the property listing and arrival instructions before traveling. Vehicles may not block roadways, sidewalks, neighboring homes, fire lanes, or community access points.
Some communities require vehicle registration, parking passes, entry fees, or other access charges.
Unless the reservation specifically states that these amounts are included, community and parking charges may be the responsibility of the guest.
Boats, trailers, recreational vehicles, motorcycles, and oversized vehicles may be restricted.

Yes. Guests must follow all applicable resort, homeowners association, neighborhood, security, parking, noise, pool, golf-cart, and community-access rules.
Community rules may be more restrictive than the general Surfside Life Stays House Rules.
Pets are permitted only at homes specifically identified as pet-friendly.
Every pet must be disclosed, approved, and included in the confirmed reservation before arrival.
The number, type, size, and other pet requirements vary by property.

The pet fee does not cover damage, excessive cleaning, odor remediation, flea treatment, or other pet-related losses.
No. Animals may not be brought into a pet-free home unless required by applicable assistance-animal law.

Pets should not be left unattended for extended periods.
When left alone, the pet must be safely confined when necessary to prevent damage, escape, distress, excessive barking, or interference with authorized property personnel.

General quiet hours are from 10:00 PM until 8:00 AM, but community rules may be more restrictive.
Noise should remain at a respectful level at all times.
Smoking and vaping are prohibited inside all Surfside Life Stays properties, including garages, screened porches, and other enclosed areas.
Evidence of indoor smoking may result in additional cleaning, deodorizing, repair, or loss-of-use charges.
Parties, receptions, commercial activities, and disruptive gatherings are prohibited unless the property is specifically advertised for that use and written approval has been provided.
Report damage promptly through the reservation messaging system.
Prompt reporting allows the issue to be documented and may help prevent additional damage. Guests are responsible for damage and losses caused by members of their group, visitors, or approved pets.
Rain, wind, temperature changes, beach conditions, and weather forecasts do not override the confirmed cancellation policy.
Guests are strongly encouraged to purchase travel protection for qualifying weather-related losses.
Guests must follow all instructions issued by government and emergency-management authorities and vacate the property when directed.

These areas may contain alligators, snakes, insects, and other wildlife. Never approach, feed, touch, or provoke wildlife.
No. Guests should not swim or wade in ponds, canals, marshes, or other undesignated water areas.
Children and pets must be closely supervised and kept away from pond banks and water edges.
Some properties use exterior security cameras, doorbell cameras, noise-monitoring devices, smart locks, or other safety systems.
These devices are disclosed in the property listing when required. Surfside Life Stays properties do not use cameras inside private guest living spaces.
